Building in the Oakland Hills is a different discipline from building on the flat. The lots are steep, the access is often a single narrow road, many houses sit on pier-and-grade-beam foundations rather than a continuous perimeter, and a large part of the housing stock dates from the rebuild after the 1991 fire.

Two things drive cost here more than anywhere else we work: getting material and equipment to the site, and building an exterior assembly that meets wildfire-resistant construction requirements. Neither is optional, and both belong in the estimate from day one.

Wildfire-resistant construction

Much of the Oakland Hills sits in a designated high fire hazard area, where exterior assemblies are held to a stricter standard. In practice that shapes material choices across the whole exterior: roofing, eaves and soffits, vents, exterior siding, decking and glazing.

Ember-resistant vents and enclosed eaves matter more than most homeowners expect — the majority of homes lost in wildland fires are lost to ember intrusion rather than direct flame. If we are re-siding or re-roofing as part of your project, it is the right moment to address it properly.

Defensible space around the structure interacts with any addition or ADU siting. We factor it into where a detached unit can reasonably go.

Hillside structure and drainage

Pier-and-grade-beam and post-and-pier foundations are common up here, and they change how everything below the floor is routed. A new kitchen island’s plumbing cannot simply drop straight down; it works around the framing.

Drainage has to be engineered rather than assumed. Water coming off a hillside finds the cheapest path, and on a steep lot that path is often under your new addition. Expect a geotechnical report for anything structural.

Tuck-under garages deserve their own warning: on many hillside homes the garage walls are carrying the house. Converting one is entirely possible, but it is a structural project, not a drywall project.
