Berkeley is our most frequent job site and our most demanding one. The housing stock is largely pre-war — Craftsman bungalows, brown-shingle houses, Mediterranean revivals and a scatter of mid-century infill — and it is exactly the kind of housing that rewards careful renovation and punishes shortcuts.
What makes Berkeley different is not the construction, it is everything around it: narrow lots with tight side-yard access, a city that takes its architectural character seriously, neighbours close enough to hear every cut, and houses old enough that what is inside the walls is a genuine question rather than a formality.
Knob-and-tube wiring is still present in a meaningful share of pre-war Berkeley homes, often spliced into later work in the attic. It is not automatically a hazard, but it is not something to build a new kitchen on top of, and most insurers have a view about it.
Original galvanised supply lines are the other constant. By now they are decades past their service life and frequently well over half closed with corrosion — which is why the shower pressure drops when someone runs a tap.
Foundations vary enormously. Plenty of Berkeley houses sit on an unbolted perimeter foundation, or on a mix of original and later work. If we are adding load, that conversation happens before the estimate, not after demolition.
Upside: the framing in these houses is usually old-growth and in better condition than anything built since, and the proportions are worth preserving rather than fighting.
Berkeley lots are typically narrow and deep, often with a driveway just wide enough for one car and mature planting along both fences. That affects cost in ways that are easy to overlook: material gets carried rather than driven, skips have to be placed on the street with a permit, and a crane for a second-storey addition may need the street closed.

Berkeley reviews exterior changes and additions carefully, particularly where they affect the street-facing elevation. Build the review time into your calendar rather than assuming a fast turnaround, and confirm current requirements with the city early.
Often yes. Narrow deep lots usually push the design taller and narrower rather than ruling it out, and garage conversions are frequently the most practical route. We check setbacks and access at feasibility stage.
