Big post-war lots, hot summers, excellent ADU sites — and what that means for your project.
Concord is where our ADU work is busiest, and the reason is simple: the lots. Post-war tract development here produced generous, flat, regular parcels with real back gardens and driveway access down the side — close to ideal for a detached second unit, and equally good for building out rather than up.
The housing itself is mostly 1950s to 1970s ranch, which is honest, simple construction that responds well to opening up. Wide-open plans, larger kitchens and connected indoor-outdoor living are all achievable here without the structural gymnastics a Berkeley bungalow demands.
Flat sites mean straightforward foundations and no geotechnical report for most projects. Wide frontages and side access mean equipment can reach the back garden, which is one of the largest hidden variables in ADU pricing elsewhere.
Utility runs tend to be short and direct, and sewer laterals usually sit where you want them. On a good Concord lot, the site costs that inflate ADU budgets in Berkeley or the Oakland Hills largely disappear.
There is also room to simply build out. A bump-out or a single-room addition on a Concord ranch is one of the best-value projects we do.
Concord gets genuinely hot in summer in a way the inner East Bay does not, and a lot of the housing was built before that was treated as a design problem. Single-pane aluminium windows, minimal attic insulation and undersized or ageing air conditioning are the norm rather than the exception.
When we renovate here, insulation, air sealing and glazing are usually worth more to the household than any finish decision. A heat-pump system with proper duct sizing, an insulated and air-sealed attic and decent windows will change how the house feels in August more than anything else in the budget.
Shading matters too — a covered patio or a deeper eave on a west elevation does real work in this climate, and it is cheap when it is part of a project rather than added later.

Yes — ranch framing is simple and cooperative. Most of the dividing walls are non-structural, and where one is carrying load an engineered beam handles it cleanly.
Insulation, air sealing and windows, then HVAC. In this climate they change daily comfort more than any finish, and they are far cheaper to do while the walls are already open.
