Historic housing, waterfront exposure and careful renovation — and what that means for your project.
Benicia has the oldest housing stock we regularly work on. The historic core holds Victorians, early cottages and some genuinely significant buildings, and renovating there is as much about restraint as construction — the goal is usually to make a house work for a modern household without stripping out what makes it worth owning.
Outside the old town there is a good deal of later housing on more conventional lots, where the work looks much like our Concord and Pleasant Hill projects. Both are welcome; they are simply different jobs.
Older Benicia houses reward patient work. Original windows can often be restored rather than replaced, original trim profiles can be matched, and the proportions of the rooms are usually better than anything a modern reconfiguration would produce.
Where they need help is the same list as anywhere pre-war: electrical service, plumbing, insulation, foundation. The difference is that all of it has to be done without damaging what is above it, which takes longer and costs more than the equivalent work in a 1970s tract house.

Properties near the water take more weather than inland sites — wind-driven rain, salt in the air and more aggressive exposure on the weather elevation. It shows up as paint failing early, fasteners corroding and exterior timber going before its time.
For exterior work here we specify accordingly: corrosion-resistant fixings, better flashing details on the exposed elevations, and finishes chosen for exposure rather than for what is cheapest per litre. It is a small premium that shows up as a long gap before the next repaint.
