Antioch spans a wider range of housing than anywhere else we work — older homes near the waterfront and downtown, extensive 1970s and 1980s tracts, and newer subdivisions further out. What they share is generous lot sizes and a genuinely hot summer climate.
That combination shapes our work here. Lot size makes additions, garage conversions and ADUs practical. The climate makes building performance — insulation, glazing, shading, cooling — the thing that actually improves daily life.
Summer temperatures out here are meaningfully higher than in the inner East Bay, and much of the housing was built to a cooling standard that no longer holds up. Under-insulated attics, leaky ductwork running through those attics, single-pane or early dual-pane windows and air conditioning sized for a different climate are all common.
In a renovation the highest-value work is usually invisible: air sealing, attic insulation to current levels, sealed and correctly sized ducts, and a heat-pump system that can actually keep up. Replacing west-facing glazing and adding shade to a west elevation does more than another degree of AC capacity.
If you are already opening walls for a remodel, insulating them costs very little extra and will never be that cheap again.
Antioch lots are among the largest in our service area, which makes almost everything easier. Detached ADUs have somewhere to sit with proper setbacks. Additions can go out rather than up. Equipment can reach the back garden without craning.
Garage conversions are particularly common here, partly because the garages are often oversized and partly because the lot leaves room for replacement storage. For a first project with a clear return, it is hard to beat.

Building performance. Attic insulation, air sealing, duct sealing and glazing will change how the house feels in summer more than any finish choice, and they are cheapest while the walls are open.
Usually comfortably so. Larger lots mean straightforward siting, setbacks that are easy to meet, and good equipment access — all of which keep costs predictable.
Yes. Older homes near downtown need more systems work; the newer tracts are mostly about layout, finish quality and energy performance.
